Meet the architect
Local Mallorcan architectural studio AP3+ has crafted a villa to the highest standard, adhering to traditional building techniques combined with a contemporary architectural language. Architect Lucía Burgos and her team from AP3+ drew up the first lines for this ground-up villa five years ago. Based in the city of Inca, only a short drive from the villa, the agency witnessed every step of the project coming to life.
Integrated volumes with sloped roofs, supported by beams and ceramic, make up the 589 m² villa. The masonry technique of mampostería, referring to construction with stone and brick, often bonded together with mortar, characterises the house and defines the vernacular of the Balearic countryside homes (fincas). Sourced from a nearby quarry, local stones make up the thick outer walls, punctuated with floor-toceiling glazing that slides discreetly into the walls. Custom shutters in aluminium, painted in a soft olive-green shade, accentuate the farmhouse atmosphere.

Discover Selva
Life in Selva moves at a noticeably slower pace than Mallorca’s coastal resorts. Church bells mark the hours, while locals drink their morning coffee at the plaça (the main square). It’s the kind of place where daily rhythms are shaped more by seasons, agriculture, and community than by tourism. The Gothicchurch of Església de Sant Llorenç dominates both the skyline and the identity of the village, sitting on a hillside above Inca. Selva is defined by stone houses, narrow lanes, and views stretching across the island’s interior. The village feels lived-in rather than curated, and most residents are local Mallorcans, with only light tourist traffic outside the peak cycling season.
Set at the foothills of the Serra de Tramuntana, Selva is a natural gateway into one of the island’s most dramatic environments. From the village, footpaths quickly leave behind stone houses and olive groves, climbing into rugged terrain of limestone ridges, pine forests, and terraced hillsides. Many routes follow historic camins de pedra (stone paths), originally used by farmers, shepherds, and traders. These trails wind past dry-stone walls, almond orchards, and ancient olive trees. In spring, the area is especially striking, with wildflowers carpeting the hills and almond blossoms lingering in the valleys.
Cycling from Selva is about as good as it gets in Europe. You’re sitting right on the boundary between Mallorca’s flat interior and the dramatic Serra de Tramuntana, which means you can choose between relaxed
spins and world-class mountain climbs in the same ride.
From Selva, you can ride straight into Mallorca’s most famous terrain. Classic climbs nearby include Coll de sa Batalla, Puig Major, Coll de Sóller. These are all connected by the MA-10 road, one of Europe’s most scenic cycling routes running along the mountains.
The coastline of Mallorca includes everything from busy resort beaches to tiny, secluded calas (rocky coves). The classic Mallorca postcard beaches, with long sandy stretches and turquoise water, are found in the southern and eastern parts of the island. In the north, you’ll find more rugged beaches with windier conditions and fewer crowds. The west coast is dominated by steep cliffs dropping into the sea, with hidden coves. Within about 25–30 minutes by car from Selva, the coastline opens up around the Bay of Alcúdia. Beaches such as Playa de Muro and Alcúdia Beach are known for their soft sand and calm waters.
The climate in Selva is typically Mediterranean, shaped by hot, dry summers and mild, slightly wetter winters, with a subtle influence from its position at the foothills of the Serra de Tramuntana. Summers are long, sunny, and reliably dry. From June through September, daytime
temperatures often sit between 28–34°C, with very little rainfall. The inland setting means Selva can feel warmer than the coast during the day, but evenings tend to cool more noticeably, especially with light mountain breezes descending from the Tramuntana. The air is often clear and bright, with intense sunlight typical of the Balearic Islands.
From Palma de Mallorca airport, renting a car is the easiest and most flexible option. Following the Ma-13 highway toward Inca, and then local roads up to Selva will get you to the Vipp Residence in 30-40
minutes. The drive is simple and scenic, especially as you approach
the foothills of the Serra de Tramuntana.
Can I rent out my Vipp Residence?
No. Rental is not permitted. However, you are welcome to lend your home to friends and family.
Is co-ownership like a timeshare?
No. You are a registered shareholder of the property.
Who holds the legal ownership?
Ownership is structured through a dedicated company, ensuring each co-owner is registered directly.
How many nights can I use the residence?
Each owner has access to up to 6 weeks annually depending on season.
How does the booking system work?
Each share receives 12 points per year. Depending on season, a week costs 2–4 points. This typically allows for 3–6 weeks of vacation.
What do the monthly costs cover?
They include all operational expenses: local taxes, insurance, garden service, Wi-Fi, maintenance, and administration.
Can I finance my share with a mortgage or company funds?
No. Only private capital can be used. Financing must be arranged independently.
Can the price of my investment increase?
No. Unlike other co-sharing models, you know the full investment upfront – no surprises, thus the
investment price is fixed at €495,000 and will not increase due to inflation or unforeseen costs.
Do I know what I’m buying before committing?
Absolutely. With Vipp Residences, the location, architecture, interior and floorplans are all defined and communicated before purchase. What you see is what you get – a home designed by iconic architects in a known destination.
Can I store personal belongings at the residence?
Yes. Each owner has access to a dedicated owners closet, allowing you to safely store personal items between stays. This ensures convenience and comfort without the need to bring everything each time.
